What actually happens on the consultation?

Twenty minutes on the phone, mostly us asking questions about the property, your timeline, and what you're hoping for. You don't need paperwork ready and you don't have to decide anything. If it turns out we're not the right fit, we'll say so on the call and point you somewhere better.

Is there any cost or obligation?

Accepted Answer

None. The consultation and the written Options Report are free, and there's no obligation to accept an offer. If you read it and decide not to sell, that's the end of it.

What's in the Options Report?

Accepted Answer

The paths open to your property, side by side: selling directly to us, listing with an agent, and repairing or keeping it. Each one gets real numbers — an estimated sale price, the costs that come off the top, and an approximate timeline — plus a written offer if a direct sale makes sense. It's yours to keep, whatever you decide.

How fast can you close?

Accepted Answer

A direct sale can often close in about two to three weeks once title is clear. If you need longer — to find your next place, or to let probate finish — you choose the closing date, up to about 60 days out. We can't promise a date until we've seen title, but we'll tell you honestly where it stands.

How do you decide what to offer?

Accepted Answer

Condition, recent sales nearby, the repairs the house needs, and what it would cost us to hold and resell it. We show you the numbers we used, so you can check them against your own research or an agent's opinion of value.

Do you charge a commission or any fees?

Accepted Answer

No. When we buy directly there are no commissions and no agent fees. You pay off what's owed on the mortgage, taxes, and any liens at closing; we cover the standard closing costs on our side. If a fee ever applies to something, you'll see it in writing before you sign.

What happens to my mortgage and other liens at closing?

Accepted Answer

They're paid off out of the sale proceeds by the title company, and you receive the remainder. If the payoff is more than the house is worth, that changes the conversation — tell us early and we'll walk through the options, which may include a short sale.

Will you buy a house with tenants in it?

Accepted Answer

Usually, yes. We follow the lease and the local notice rules, and we'll talk through what happens to the tenant before anything is signed — including whether they'd like to stay on. In DC, the Tenant Opportunity to Purchase Act adds steps and time; we'll explain how that affects your timeline.

What if there are liens or a judgment against the property?

It's common, and it usually doesn't stop a sale. Liens — from a contractor, a judgment, a city fine, or unpaid support — are paid off at closing out of the proceeds, in the order they're recorded. What matters is knowing about them early, so we can order title and confirm the numbers before you commit to a date.

What about unpaid property taxes?

We can buy a property with back taxes owed. The balance is paid at closing, and in DC and Maryland it can also mean a tax sale or lien is already recorded against the property. We'll pull the record, confirm what's owed, and factor it into the offer so there are no surprises at the table.

Can you buy a house that's in probate?

Accepted Answer

Yes, and we'll work at the pace the estate allows. You don't need probate finished before we talk — but the sale itself may need the personal representative's authority, or court approval, before it can close. We'll tell you which applies and build the timeline around it. This isn't legal advice; for the estate's specifics you'll want the attorney handling it.

Do I have to clear the house out first?

Accepted Answer

No. Take what matters to you and leave the rest — furniture, clothes, the basement. Nothing has to be repaired, painted, or hauled away before closing. If you'd like help with a cleanout, we can arrange it.

What if I'm already in foreclosure?

Accepted Answer

The sooner we talk, the more options are open. We'll go through your timeline, what your lender has filed, and which paths can still stop or delay the sale — catching up, a short sale, or selling before the auction date. We can't promise a foreclosure will be stopped, and we're not attorneys or a housing counselor; where it helps, we'll point you to a free HUD-approved counselor.

We started it because homeowners in hard situations — a foreclosure notice, an estate, a house that needs more work than they can fund — tend to get pitched instead of advised. We buy houses, but the advice comes first.

No. Sometimes the numbers don't work, or the property is outside where we buy, or listing with an agent is clearly the better outcome. When that's the case we say so on the call rather than string you along. We'd rather be the company that told you the truth than the one that made an offer.
